Pipe manufacturer buys new headquarters building

Pittsburgh Pipe will move this fall from its longtime headquarters on the north Mississippi riverfront to a larger building it bought on Hampton Avenue for $675,000.

Commercial real estate firm Hilliker Corp. represented Pittsburgh Pipe and the Hampton property’s seller, Kroner Investments LLC, in the transaction, which closed March 10.

Pittsburgh Pipe manufactures and distributes steel casing pipe, polyethylene innerduct for utilities and other pipe products. The company will move from a 5,300-square-foot space at 170 Humboldt Ave. on the north riverfront to the 13,000-square-foot building at 2331 Hampton Ave. in St. Louis’ Clifton Heights neighborhood by Sept. 1 after renovation work on the Hampton site is complete.

CEO Joe Bergfeld estimates renovation costs to be about $200,000. The Hampton building previously held medical offices.

Pittsburgh Pipe had been in its current headquarters for 30 years, Bergfeld said. The company has listed the property for sale with Hilliker, asking nearly $1.3 million, he told the Business Journal.

Pittsburgh Pipe, founded in 1977, has 65 employees across its three locations: St. Louis and Buffalo, Missouri, and Litchfield, Illinois. Bergfeld said he plans to hire 25 employees over the next two years to add to his sales, purchasing, administration and finance departments.

The company’s new Hampton Avenue headquarters will serve as office space for Pittsburgh Pipe’s sales, administration and executive staff.

Crazy Bowls and Wraps sells headquarters to Mission Taco

Crazy Bowls and Wraps has moved into a new headquarters in Olivette after selling its previous base in Webster Groves to Mission Taco.

The fast-casual chain closed on the $620,000 sale of 286 East Ave. in Webster Groves to Mission Taco on Feb. 4, according to Hilliker Corp. broker Jeff Altvater, who represented Crazy Bowls.

The 12,000-square foot Webster building housed Crazy Bowls’ offices and also formerly held a commissary, Hillker said in a release Tuesday.

Mission Taco, which will open its third location in the Central West End in early- to mid-May, now will use the building for its corporate offices and commissary kitchen, co-owner Adam Tilford said. Parent company Tilford Restaurant Group sold its previous commissary kitchen at 2240 Edwards St. on The Hill in late March. Its corporate offices were located above Mission Taco’s Delmar location. The Tilford Restaurant Group’s catering company, Cater al Fresco, and the Mission Taco food truck also will be housed out of the Webster Groves location. Mission Taco also has a location in Soulard.

Crazy Bowls, started by St. Louis natives Keith and Gail Kitis in 1994, moved its corporate offices April 15 to a 5,500-square-foot leased space at 10403 Baur Blvd. at the Warson Commerce Center in Olivette, according to Altvater. Ppm/Baur LLC owns the Warson Commerce Center, according to St. Louis County Assessor data. Sabina Holtzman, broker/owner with St. Louis Commercial Real Estate, represented Ppm/Baur.

Crazy Bowls and Wraps has 15 St. Louis-area locations and four in the San Diego area.

Hilliker Corporation, a St. Louis owned and managed commercial real estate company, recently helped lease a well-known property in the Delmar Loop area.

The Tivoli Building, located at 6358 Delmar Blvd., signed two new tenants to the property that features the Tivoli Theatre, a three-screen independent film cinema. U-City Family Church, a non-denominational Christian church that holds its Sunday services in the Tivoli Theatre, leased 4,000-square-feet of space for its administrative offices and Sunday childcare services. Red Herring, a puzzle-solving escape room adventure set to open its first location in April, leased 3,500-square-feet.

Current tenant Integrity, a web design and development firm that previously occupied 3,000-square-feet, leased the building’s entire fourth floor consisting of 7,500-square-feet.

Hilliker Corporation broker Brendan O’Brien represented the building’s owner, Tivoli Building LLC, with all three lease transactions.

Additionally, the entire 7,500-square-foot third floor will be available since the Riverfront Times is moving after almost 15 years at the property.

Mercy to plant new urgent care center in Chesterfield

A St. Louis-based investment firm has purchased a 13,500-square-foot strip mall in Chesterfield that soon will be home to a new Mercy Health family medicine and urgent care center.

Mase LLC, which owns two other properties in Chesterfield, bought the building at 17701 Edison Ave. for $2.7 million from G.H.H. Investments LLC. Mercy Health signed a five-year lease with Mase to occupy the property’s prominent space, according to Will Aschinger, Hilliker Corp. vice president of sales principal, who represented Mase in the acquisition. Mercy will move into the former spot of home furnishings company Ooh La La, which closed last summer.

“As we do with any new location, Mercy looked at population statistics and saw the Chesterfield community’s growth made it a good fit,” Donn Sorensen, president of Mercy’s Eastern Missouri region, said.

The facility will be Mercy’s 11th urgent care center in the St. Louis area. A 10th location at its Olive-Mason building at 12680 Olive Blvd. will open in April.

The expansion of Mercy’s urgent care facilities reflects a burgeoning national trend. Urgent care is one of health care’s fastest growing segments, according to a November report by IBISWorld, and is $16 billion industry.

Once Mercy Health opens the family medicine and urgent care center on Edison Avenue in late summer, the facility will compete against two St. Luke’s Urgent Care centers and one Total Access Urgent Care facility that are located within a 10-mile radius. An After Hours Pediatric Urgent Care facility also is located nearby.

Mercy Hospital, located at 615 S. New Ballas Road, is 11 miles away.

The strip mall on Edison Avenue is 87 percent occupied, and a 1,770-square-foot space is available for lease, according to Aschinger.

Mase bought the property because of its corner location at Edison and Long, Aschinger said, and its proximity to Chesterfield Towne Center.

According to a release, Mase’s purchase is part of 1031 reverse exchange transaction, which began with 7874 Veterans Memorial Parkway. Mase bought 3900 Lemay Ferry Road in South County for $2.3 million, then sold and reverse exchanged the Veterans Memorial Parkway property for $7 million. It then purchased the Edison Avenue property.

Integrated Facility Services plans to keep it headquarters at 1055 Cassens Industrial Court, also in Fenton, and an office in Columbia, Mo.

Rebranded last month as Integrated Facility Services, the company was formerly known as Air Masters, Gateway Mechanical, Gateway Mechanical Fire Protection and Automatic Solutions Group. It provides HVAC design and installation, plumbing, commercial refrigeration, fire protection, energy conservation, and building automation services.

Hilliker Corp. represented the company in the building purchase. Colliers International repped the seller, The Jerry Ackerman Sr. Revocable Trust.

Food Service Consultants Consolidates To State-Of-The-Art Facility

Hilliker Corporation, a St. Louis owned and managed commercial real estate company, recently assisted a local food management company combine both its corporate and catering services under one roof for the first time in its history.

Food Service Consultants, along with sister company Specialized Catering, will move into its newly leased 6,160-square-foot consolidated location at 8534 Watson Rd. on Feb. 22. Founded in 1985, Food Service Consultants primarily caters to more than 70 private schools, as well as businesses, nursing homes, and senior living facilities. Specialized Catering provides catering services for charities, corporations, private events, and weddings.

Food Service Consultants was previously located at 2370 Schuetz Rd. in Maryland Heights. Specialized Catering was located at 5821-5823 Dewey in South St. Louis. The new location will allow Food Service Consultants the ability to offer its catering services to the general public.

More than $400,000 in renovations were made by the landlord, H & H Greece, LLC. The building was the previous home of First Wok Buffett and, prior to that, was the original St. Louis location for Shakey’s Pizza. Ben graduated from Washington University in St. Louis and was President of an engineering firm with offices in five cities, prior to entering the commercial real estate field. In 1973, Ben sold the engineering firm and went to work in commercial real estate. In 1985 he established Hilliker Corporation, which has grown to 18 full-time agents today.

Hilliker Corp. is known for its focus on challenging, and largely urban, properties. In the podcast Ben talks about the changing math of historic St. Louis warehouses where residential conversions led to a massive jump in prices and the preservation of dozens of threatened buildings. Jan. 12–Rockin’ Jump, an indoor trampoline park, is scheduled to open in late April at 61 North Central Drive in O’Fallon, Mo.

Matt Strelo, whose job resume includes executive positions with the St. Louis Blues and Gateway International Raceway, is a Rockin’ Jump franchisee with a 10-year lease on the 30,000-square-foot facility in O’Fallon.

Rockin’ Jump, based in Pleasanton, Calif., is a family-owned company with 17 franchise operations now and more than a hundred under contract.

Strelo said in a statement Tuesday the Rockin’ Jump in O’Fallon will have an open jump area, trampoline dodge ball courts, jousting challenges, a rock-climbing wall and a pizza restaurant.

Hilliker Corp. represented Strelo in the lease. Rockin’ Jump and NAI Desco represented the landlord, Dyer Watts LLC.

Hilliker Corporation, a St. Louis owned and managed commercial real estate company, recently assisted a Kansas City-based truck-trailer and container company consolidate its four local offices.

American Trailer & Storage recently purchased three buildings located at 8330 – 8384 N. Broadway for $700,000. The more than 141,000-square-foot property, most of which is 35 years old, sits on 12 acres of land. The company specializes in the rental and sale of portable onsite storage containers, new and used semi-trailers, and secure onsite portable office containers. Founded in 1994, American Trailer & Storage is headquartered in Kansas City, Mo. and also has offices in Omaha, Neb.

The first building at 8330 N. Broadway totals 16,500-square-feet and is the home for a Concentra Urgent Care, Baden Facility Alcoholics Anonymous meeting place, and Navas Auto Repair.

The second building at 8360 N. Broadway is the previous home of a Hardee’s restaurant, which the new owners are hoping to secure another restaurant user for and have retained Hilliker Corporation agent Patrick McKay to handle the marketing and leasing of the 2,700-square-foot property.

The third building at 8380 N. Broadway is 124,000-square-feet and will be torn down in order to house American Trailer & Storage. It was the previous home of a flea market, banquet hall and night club. The company plans to combine its four local offices – in downtown St. Louis, St. Charles, and O’Fallon, Mo., as well as in East St. Louis, Ill. – into one centralized office space and shop.

Hilliker Corporation, a St. Louis owned and managed commercial real estate company, was recently selected to assist a Chesterfield, Mo. area development in the sale of luxury car suites.

The Place in Chesterfield, which is located at 600 Spirit Valley East Dr., is St. Louis’ first facility to provide private storage condominium suites for active use. The $7 million development features customized garage units to house everything from cars and motorcycles to RVs and boats. The suites offer a variety of amenities including security and luxury while focusing on a country club feel.

The first phase, which will be completed by spring of 2016, includes 35 units ranging in size from 1,000-square-feet to more than 4,100-square feet. Prices range from $180,000 to $581,000.
