Seller Representation with Hilliker Corporation
Find the right buyer. Negotiate the right price.
Hilliker brokers are on your side from listing to closing and beyond.
What Are Your Goals?
Are you wondering if it’s time to sell your commercial real estate investment? If you’re a business owner, perhaps you’ve outgrown your space and are ready to trade up. Perhaps your business is changing, and you’re able to do more in a smaller footprint. Or maybe you want to take your equity and reinvest in growth.
If you’re an investor, you may be facing a decision point of your own. Maybe you’re ready to roll your equity into something more profitable. Or you may be interested in a different kind of property, different kind of tenant, or a little less responsibility.
In any of these cases, selling your commercial real estate investment isn’t as simple as putting a sign in the window and waiting for a call. You need someone working on your behalf, offering insightful advice, and actively matching you with potential buyers.
Hilliker Corporation brokers are here to guide you through the process from beginning to end.
Not Vendors, But Consultants
We work, not as vendors, but as consultants. First, we develop a plan based on your goals. Though this includes getting you the best price for your property, we go further. We look at your objectives as an entrepreneur or investor. From there, we collaborate with you and your team (your accountant, lawyer, business partners, etc.) to create an overall plan that will serve your needs both today and in the future.
Next, we’ll help you prepare your property for sale. We know what buyers are looking for. We’ll save you time, effort, and money by evaluating your building and land. Then, we’ll let you know what you’ll need to do to appeal to a buyer. (We’ll also let you know what to leave alone!)
Third, you can rely on our carefully curated network of real estate professionals. We help as you assemble a team of trustworthy advisors: lenders, lawyers, contractors, and more.
When it’s time to list your property, you’ll want a professional to answer the question, “What is this worth?” This is a crucial step in the process. Too low, and you’ll lose money. Too high, and potential buyers will look elsewhere.
And… it’s complicated. There is no simple formula or digital tool available that can, in and of itself, create an accurate “comp” (a price “comparable” to similar buildings in similar markets). It takes a combination of skilled evaluation and experience.
Hilliker Corporation brokers, however, are experts when it comes to valuing a property, drawing on several resources:
- Comprehensive research
- Intimate regional market knowledge
- Our fellow Hilliker brokers
- Our network of St. Louis real estate professionals
If your building has unfilled space for lease, you may be able to maximize your selling price by getting it leased-up. In this case, we can help you fill your building with viable tenants and long-term lease agreements. From there, we’ll set the price with an attractive Cap Rate (Capitalization Rate) to help draw investors.
Getting the Word Out
At Hilliker, we are motivated to help you find the right buyer. Since your success is our success, we come to the table with a comprehensive and flexible marketing strategy.
If you’ve spent any time in the St. Louis area, you’ve seen our Big Red H signs. Our high level of recognition (combined with our reputation) catches the eye of potential buyers. Many of our best opportunities come from those who see our signs while driving around and scouting properties.
Signage, however, isn’t enough. We list our properties on the biggest, most reliable databases on the Internet, including our own SEO-friendly property listings page.
Beyond traditional commercial real estate marketing techniques, we go above and beyond to find the right buyer. We use a combination of research, outreach, network, digital, and print to get the word out on your behalf. Then, we set up the appointments and make sure everyone who views your property has an excellent experience.
Negotiate, Contract, and Close!
At Hilliker Corporation, our brokers are smart, skilled negotiators who know how to work through a variety of issues that can come up during a real estate transaction. We’ll see opportunities in unexpected places (see this case study as an example), and work to create the best possible deal for you.
However, we realize that as big as St. Louis is, it feels like a small town. We know when we negotiate a deal, your reputation is on the line — not just today, but for the entirety of your career. With your wellbeing in mind, we work with you and your property’s buyer to create a win-win. Throughout the deal, we work with integrity as well as savvy.
But there’s more to closing a deal than getting the contract right. Closing a deal means detail, and at Hilliker Corporation, we’re project managers too. We don’t want you to feel like you have to do everything yourself. We want to help you get the deal closed by:
- Keeping everything on track
- Getting you where you need to be when you need to be there
- Making sure everything is taken care of and ready to go on closing day
Your Next Step in the Commercial Real Estate Life Cycle
Your future — as well as that of your family and company — matters to us. We see every transaction as part of a larger whole we call the Real Estate Life Cycle. We want to be with you through STARTUP, GROWTH & MATURITY, and all the way through to your EXIT strategy.
Though we’ll help you get the current deal done with expedience, we’ll also guide you as you decide what’s next, whether it’s a lease or a purchase.
If you’re planning to buy another property, Hilliker Corporation brokers will show you how to defer taxes through a 1031 Exchange or a Reverse 1031 Exchange. We’ll lead you through the process and help you assemble the team of professionals you’ll need. Then, we’ll oversee all the details from start to finish.
Since we know the St. Louis-area market intimately, we’ll guide you to opportunities based on our insider knowledge. And you’ll have access to the expertise of our sister company, Westwood Net Lease Advisors. Westwood specializes in nationwide Triple-Net (NNN) investment properties for hands-off passive income.
Where are you on your journey? We want to help.
