P&F Properties grows downtown real estate portfolio

Dr. Daniel Cook and wife, Anne Leners, owners of P&F Properties LLC, have bought the three-story building at 412 North Tucker Blvd. for $215,000.

The couple purchased the building from Advantage Capital Community Development Fund XV LLC, according to Hilliker Corp. Vice President of Sales Patrick McKay, who brokered the deal. The purchase, which closed May 7, was a foreclosure, McKay said.

Restaurant Chinese Express will lease the first floor of the building for 10 years, McKay said. Cook plans to renovate the first floor for the restaurant and develop the upper two floors for loft and office space.

The first floor space was formerly occupied by 12th Street Animal Hospital & Boutique, a veterinary clinic and pet day care center.

In October, the couple bought the vacant Bride’s House at 1010 Locust St. for $500,000, McKay said. They are currently working on plans to renovate the building. It is scheduled for completion in November 2013.
