(October 7, 2025) Hilliker Corporation recently facilitated the sale of a 15,357-square-foot office/warehouse property located at 2301–2305 Millpark Drive in Maryland Heights, Missouri. Jake Shepley represented the seller, Scott and Nancy Zimmer, LLC, while Peder Hulse represented the buyer, Chaney Windows & Doors — marking a successful transaction completed entirely within the Hilliker team.
Chaney Windows & Doors, a family-owned local company founded in 2010, specializes in high-efficiency replacement windows, entry and patio doors, and storm doors. Moving from a 5,105-square-foot leased space, the company is expanding to occupy approximately 10,000 square feet of the new facility as part of its continued growth in the St. Louis market. The remaining ~5,000 square feet will be available for lease later this year.
The building features a new roof, approximately 5,500 square feet of office space, 3-phase electrical service, and extra land for future expansion — making it well suited for light industrial or manufacturing operations. Financing for the acquisition was provided by Brian Phillips of U.S. Bank.
