132 W Washington Ave. Office Building Sale Brokered by Will Aschinger
St. Louis (July 23, 2024) – Will Aschinger, Hilliker Corporation Vice President, Principal, recently facilitated the rapid purchase of an office building in Kirkwood, that had a list price of $1,595,000, and located at 132 W Washington Ave., Kirkwood, MO, 63122. This 7,750 sq. ft. building is divisible into 4 tenant suites, offers a surface lot and street parking, an elevator that serves three levels, and Kirkwood has a population of 72,955 within a three-mile radius.
Aschinger was introduced to his client, Adam Ostrand, DDS, a prosthodontist and his wife, Meghan Koennecke, DMD, through Mike Kendall at Kendall Capital Group. The husband and wife purchased the building as a location for a dental practice plus an office investment.
Leveraging his broker network, Aschinger contacted the seller’s broker, Tony Salerno of NAI Desco (who represented the building owner, Dave Bridges, of Landmark Real Estate group) , searching for a dental building or conversion site in Kirkwood. Initially, Salerno showed them an office building across the street, however that building owner was only interested in leasing, not selling.
Serendipitously, NAI Desco had listed this building on February 12, 2024 with a dental office as a tenant; this tenant was also interested in selling the dental practice. This exchange occurred before the building and the dental practice went to market. The property was a perfect fit for Drs. Ostrand and Koennecke, resulting in a sale that closed on May 31. In addition to the dental practice, which will be renamed Piper Dental, there are two existing tenants for the building.
