Patrick McKayVP, Sales, negotiated $1,375,000 deal located at 3800 Koch Road
St. Louis (Oct. 22, 2024) – Patrick T. McKay, Hilliker Corporation Vice President, Sales, represented River Front, LLC, a Kentucky-Based Investment Group, the seller of 11.61 acres located at 3800 Koch Road, St. Louis, MO, 63129, in a transaction in the amount of $1,375,000 that closed Aug. 22.
Illinois-based MotoMart, Inc., the buyer, will develop the property into a convenience store, full-service gas station, and car wash. Venture Real Estate, LLC, represented the buyer.
The location is an ideal location for a convenience store, gas station and car wash because it is located at Jefferson Barracks Bridge and I-255 with a four-way interchange on the east side of I-255. There are also two highly visible billboards on the property leased by DDI Media.
"This deal demonstrates the appeal of St. Louis County for out-of-state investors, as it offers a prime location for a thriving business serving local residents, commuters, and travelers," said McKay.
Prior to MotoMart’s purchase, the property was used for Mississippi barge traffic to transport fuel and oil to above ground, massive holding tanks where fuel trucks could fill their tanks to transport oil and fuel to gas stations from the 1970s to early 1990s. In the 1990s until early 2000s, the site was cleaned to meet the required environmental standards.

In addition to closing this transaction, McKay has recently represented two other out-of-state investment companies involved with contractor-related industry properties. “For the past several years, I have seen a significant amount of activity from out-of-state investment companies either selling or buying properties in the St. Louis-metro area that are ideal for contractor-related industries like roofing, construction, or HVAC,” said McKay.

Renaissance Historic Exteriors, a roofing contractor and specialty historic renovation contractor, recently purchased an office-warehouse complex located at 2070 and 2100 N. Lark Dr., Fenton, MO 63026. McKay represented the buyer, R & K Holding Company, LLC, in a deal that closed in late July 2024 for $1,550,000. Of the commercial properties’ 23,450 sq. ft. total space, one building (9,842 sq. ft.), is available for lease. This lease is being handled by McKay.
Marlin Industrial Properties MO, LLC, an Indiana-based investment group, sold a 13,000 sq.-ft., 17- acre commercial contractor’s building located at 9605-9655 Lilac Dr., St. Louis, MO 63137. This type of warehouse and commercial property is extremely desirable, sparking a 72-hour bidding war. McKay represented Marlin Industrial Properties MO, LLC, and brokered the deal that closed Aug. 28, 2024, for a sale price of $1,950,000.
