Hilliker Corporation recently facilitated the sale of a 2,400-square-foot commercial building at 13 E. Second Street in Eureka, Missouri. Jeff Price, Broker with Hilliker Corporation, represented Hank A Lise Properties in the sale of the former veterinary clinic to a new owner who plans to occupy the building and operate a business from the property.
The 20-plus-year-old property offered the buyer an established commercial building with a layout that could transition from its previous medical/service use to a new owner-occupied operation. Rather than purchasing a larger property or taking on a ground-up construction project, the transaction provided the buyer with an existing facility that can be adapted to meet the needs of the business.
Located in Eureka, the property benefits from the city’s position along Interstate 44 at the southwestern edge of St. Louis County. Highway 109 provides north-south connectivity to Wildwood, Chesterfield and Ellisville to the north and northern Jefferson County to the south. The City of Eureka describes the community as combining a small-town atmosphere with convenient access to the larger St. Louis metropolitan market.
The sale also places another commercial property into the hands of an owner-user, supporting continued business activity within the Eureka community. The city identifies itself as a commercial hub serving portions of St. Louis, Franklin and Jefferson counties and continues to encourage new business investment and economic growth.
