St. Louis (Sept. 29, 2022) – Edison South LLC, the seller, sold this commercial property to Edison Partners LLC to build an 80,000-square-foot office / warehouse building. The property is located at 17970 Edison Ave., Chesterfield, MO 63005. This vacant lot is adjacent to Spirit of St. Louis Airport, and the sale was brokered by Hal Bal and Jake Shepley, both of Hilliker Corporation. One of the advantages of engaging Hilliker Corporation is the company’s ability to broker buy/sell agreements internally. Edison Partners LLC was represented by Patrick McKay, also of Hilliker Corporation.

Well, Jake, we sold seven acres of ground here on Edison Avenue in beautiful Chesterfield Valley. St. Louis County, Missouri. The property is zoned commercial, and we sold it for $1.6 million, which is $225,000 an acre, about $5.15 cents per square foot.

My client is in the warehouse and distribution business in a lease facility, and he decided that he would like to own his own property. So we went out to the market and looked at numerous warehouse properties throughout St. Louis City and St. Louis county. And when we could not come up with a property that suits his exact needs, he has decided to build his own facility to his exact criteria. So we found this site here in Chesterfield, Missouri, and picked the seven acre site and just closed on a week ago. And the buyer should be breaking ground within the next six to eight months on his new facility here.
