I grew up in a family which has been successful in real estate development for over 70 years. Since 2007 I have worked on development projects of all sizes and now specialize in assessing sites for potential development.
Think of a winery and how wonderful you feel after a tour. I know the wine and cheese helps, but isn’t it nice to be with the vines outside, feeling the breeze and sun? What about a round of golf? What about a Cardinal’s baseball game on a crisp October evening?
A lot of people think that land is just dirt, and that it’s hard to do anything with it. In reality, land is a multi-faceted and tangible asset that is essential to the American dream.
How can land make you money? On the commercial side, you can find farm or residential ground at or near other commercial properties. Get it rezoned with the local authorities and increase your value up to 400%. At that point, you can develop it, sell it, or refinance and hold it for a future project.
On the residential side, you can find farm ground near residential properties with public road frontage. Subdivide the property into smaller lots depending on market conditions, county rules, current zoning, and zoning laws. Then add infrastructure and you have a residential subdivision.
Do you wish to be closer to your family or friends? You can buy a parcel of ground, add infrastructure, and create your own mini-subdivision to have the neighbors you actually want.
Do you like nature or are you a sportsman? Then you can craft your own nature reserve to your needs and liking.
We are called to land because that is where we came from, as a culture and a country. It is the American dream to own property and to enjoy the freedoms attached to land ownership. If you buy land, you can enjoy it, develop it, nurture it, and improve it. If planned correctly, you can enjoy the asset you own on many levels and either make money or leave a tangible legacy to your loved ones.
